More Choice, More Negotiating Power: What Today’s Real Estate Market Means for Buyers

More Choice, More Negotiating Power: What Today’s Real Estate Market Means for Buyers

Buying a home isn’t just about finding the right property—it’s also about understanding the market you’re buying into.

Right now, Metro Vancouver buyers are navigating a market with more choice and less urgency than in many previous years. As of September 2026, there were 16,394 properties listed for sale across Metro Vancouver—about 24% above the 10-year seasonal average. At the same time, home sales were 25% below their 10-year September average.

So, what does that mean if you’re thinking about buying?

1. Buyers Have More Options

Higher inventory means buyers can often compare multiple properties before making a decision. Instead of feeling pressured to purchase the first suitable home they see, there may be more opportunity to evaluate location, layout, condition, strata documents and overall value.

That extra choice can make it easier to focus on finding the right home, rather than simply securing a home.

2. Negotiation Matters Again

When properties are competing for fewer buyers, negotiation becomes increasingly important.

Depending on the property and seller’s circumstances, buyers may have an opportunity to negotiate beyond just the purchase price. Completion dates, included items and other contract terms can all become part of the conversation.

Every property is different, however, so understanding the seller’s position and recent comparable sales remains essential.

3. Price Adjustments Are Creating Opportunities

Metro Vancouver’s composite benchmark home price was $1,075,900 in September 2026, down 5.5% compared with September 2025. Detached, townhouse and apartment benchmark prices were all lower year-over-year.

For buyers who previously felt priced out of certain neighbourhoods or property types, changing prices may be worth another look.

4. Not Every Segment Is Moving the Same Way

One of the most interesting parts of the current market is the difference between property types.

Apartment sales declined 18.6% year-over-year in September, while detached-home sales actually increased 4.2% and attached-home sales edged up 0.6%. GV Realtors

That’s why broad headlines such as “the market is down” don't tell you everything you need to know. Conditions for a downtown condo can be very different from those for a detached home or townhouse in another neighbourhood.

5. Financing Still Matters

Price is only one part of affordability. Mortgage rates can significantly affect a buyer’s monthly payment and overall purchasing power.

BCREA’s latest mortgage-rate outlook notes that rising inflation risks have pushed bond yields higher and could put upward pressure on five-year fixed mortgage rates. BCREA

For buyers, having a current mortgage pre-approval—and understanding how a change in rates could affect the budget—can be just as important as watching listing prices.

The Takeaway

More inventory, softer prices and slower sales can create opportunities, but that doesn't automatically make every listing a good deal.

The advantage comes from knowing where there is room to negotiate, which properties are priced appropriately, and when it makes sense to act.

If you’re considering buying in Metro Vancouver, having a strategy based on the specific neighbourhood and property type can make all the difference.
